We measure asking prices — what the seller wants, not what the buyer paid. Asking prices move first; the registry shows the same thing months later.
We observe prices in batches, not daily. So we do not publish how many listings cut per month — that would describe our schedule rather than the market. We publish what share of the changes we saw were cuts, and how big they were.
We publish no time-to-sell figure at all: our timestamps measure our own collection, not the market.
The yield is gross — from asking rent and asking price, before fees, tax, vacancy and repairs. A real net yield will be lower.
Rental flats on offer are smaller than sale flats — a 54 m² median against 68 m² — and a smaller flat costs more per m². Restricting both sides to 45-75 m² moves the yield by 0.16pp (median across districts); neither the ordering nor the 1.9x spread changes.
What we do not know: whether the advertised rent includes utilities. On some listings it does, on others it does not, and we cannot yet tell them apart. If that differed between districts it would affect the ordering too — which is why we say so rather than implying the yield is more precise than it is.
